Definition: 

A small multifamily property is a residential property that contains between 2 and 4  units. These properties can be either apartment buildings or condominium complexes. Small multifamily properties are typically found in urban and suburban areas, and they can be a good investment for investors. 

Example: 

For example, a small multifamily property could be a duplex, tri-plex, and a 4-plex. These are properties that have 2 to 4 units and they are categorized as small multifamily.
